For owners who bought a plot near the airport and now want to build — approvals, water, logistics and supervision planned for a site you may not visit every week.
House construction in Devanahalli, planned for the airport region
Devanahalli has changed from a town on the way to the airport into one of the places Bengaluru is growing towards. Many people bought plots here in new layouts as an investment, and are now ready to build a home or a weekend villa on them. House construction in Devanahalli is different from building inside the city in three ways: who approves your plan, what the airport means for your building, and how materials and people get to the site.
We are well placed for it. Our office is in Yelahanka New Town, on the way from the city to Devanahalli, and we have worked in the area before — our office interior projects include eMudhra's office in the Aerospace Park at Devanahalli.
Approvals and the airport
Plots around Devanahalli generally fall outside the city corporation's limits, so plan sanction goes to the local planning authority for the airport region rather than to the city. The documents, fees and timelines differ from a city sanction, and the plot's layout approval and land records need to be in order before an application can go in. We check those papers first — before any design money is spent.
Being near an international airport also means height limits. Depending on how close the plot is to the runway approach, taller buildings may need a height clearance from the Airports Authority of India before construction. For most G+1 and G+2 homes this is a formality or not required, but we check it for your exact coordinates at the start rather than assume.
Building on a new-layout plot
- Water: new layouts may not yet have a piped supply, so we plan a borewell where permitted, a sump sized for tanker top-ups, and rainwater harvesting to recharge the ground.
- Drainage: if there is no sewer line yet, a properly designed septic tank and soak pit, placed so a future sewer connection is easy.
- Power: a temporary construction connection early, and the permanent connection applied for well before handover.
- Soil: open land on the plains around Devanahalli can vary from one plot to the next, so the soil test is not optional.
- Security: a fenced plot, a site store and material tracking, since sites here are often in sparsely built layouts.
What's included
Paperwork checked first
Layout approval, land records and the correct planning authority confirmed before design, so the sanction application is not rejected later.

Material deliveries batched and scheduled from our Yelahanka base, with a site store so work is not held up waiting for supplies.
Remote-friendly updates
Photo and video updates at every stage, and stage inspections you can attend in person or on a video call.
Villa and home designs
Homes and villas designed for open plots — verandas, sit-outs, landscaping and the space a plot outside the city allows.
