Kitchens, where a basic granite platform with open shelving under it is replaced by proper modular storage. And flooring, where builder-grade vitrified tiles have dulled or where owners want to move to a warmer finish. Most of this is achievable without touching the structure, which keeps both cost and approval friction low. The real project management challenge in HSR is neighbourly: these are dense buildings with shared walls and stairwells, so noise windows, debris handling and stairwell protection matter as much to the outcome as the finishes do.

Where existing tiles are sound, polishing or overlay is often the better value. Where they are not, we lift and replace — but we will not sell you a floor you do not need.

Work permits, deposits, agreed noise windows, stairwell and lift protection, and daily debris removal rather than a bag left on the landing.
